The Salvation Army is one of the largest, oldest and principled charitable organizations in the world. Serving the down-trodden, damaged and vulnerable for over 150 years, The Army operates in over 120 countries bringing its unconditional mission of support and relief to millions of needy individuals. They have a long history in Portland dating back to the 1880’s and had operated an Adult Rehabilitation Center and clothing and household items recycling warehouse in Southeast Portland for much of the past 80 years. Upon completion of new $20 million facility near PDX in 2010, they turned to Todd and Cascade Commercial Real Estate in the disposition of their previous facilities and real estate in close in southeast. Located in the rapidly gentrifying area of Portland Central Eastside along MLK Blvd, these properties had seen better days and needed unique marketing and re-positioning to accomplish successful transactions. Todd’s representation and project activities have resulted in one ¾ city block and 26,000 sf building being sold in 2012 to re-known historical developer Venerable Properties. Another full city block is under contract to be sold early in 2014 at over 30% of recent appraised value and significantly over the asking price to Bridge Housing, one of the largest affordable housing developers on the West Coast who is undertaking a 312 unit $50 million dollar project.

Dealer’s Supply has been a family owned company operating in Portland since 1920. First as a Feed and Seed Company and then has a full service roofing products supply company for much of the last 60 years. Located for their whole history in the close in eastside of Portland, Dealer’s has grown to become one of the most respected and largest roofing supply firms in Oregon and SW Washington. This longevity and growth though was done despite operating out of multiple older facilities that had seen better days. Finding a large consolidated site or facility with the core access their customers demanded was a long term and difficult proposition. Todd and Cascade Commercial Real Estate in conjunction with the owners of Dealer’s looked at multiple properties over the years and finally were able to secure the purchase of what is probably the best core industrial site in the city at the nexus of i-4-5/Nicolai/Yeon in Northwest Portland that was owned by the Oregonian Publishing Company. This 12 acre site in the space of a year turned into a 160,000 sf state of the art HQ, service and distribution facility. Consequently Dealer’s needed to sell their older buildings and site in Southeast Portland and Todd was able to secure a quick sale to HARSCH Investment, one of Portland’s largest and most capable commercial property investors/developers which is undergoing a complete rehab of the properties into higher industrial and creative spaces that is catering to the entrepreneurial higher uses prospering in this vibrant part of the city.
