Bud Inkster, now in his late 80’s, was a savvy and prescient investor in smaller, well-located commercial properties over the last 40 years, with many of these properties located in the close-in eastside of Portland. As the next generation in the family took over management of these properties, the market had changed considerably for the better as the neighborhoods where they were located had upgraded and gentrified, but their tenants had rents reflecting by-gone days.
The Inksters hired Todd to take a look at all their industrial warehouse properties and existing antiquated leases with the goal of either re-tenanting “failing” companies or bringing existing tenants up to market along with input on improvements to position their properties for the new higher-use creative companies populating the area.
Some tenants moved on and others were, over time, brought to more market rates while keeping them viable. Over 10 different industrial spaces in the close-in eastside were addressed.
