Sale of Three City Blocks in the Central Eastside, and Acquisition of Large Industrial Site in Northwest Portland

Dealers Supply is a family-owned company that has been around for close to a 100 years, and during much of the this time located in the central eastside of Portland.

Started as a feed, seed and farming supply company in the 1920’s, Dealers Supply, founded by the Francis Family, gradually transitioned in the ensuing decades to selling building materials, then finally settling on being the most educated, customer-friendly and competitive supplier of roofing products. Spanning almost three city blocks in the close-in eastside, Dealers Supply continued to grow and prosper serving customers throughout the Northwest, even though their facilities and surrounding neighborhood gradually became constrained and inefficient.

“We were moving inventory and product up and down city streets and across rail road tracks with forklifts dodging cars, trucks and bikers, you soon realize that you no matter how much you love where you started, you may have outgrown it,” said president Ken Francis.

Talking to various commercial brokers, they understood Todd and Cascade Commercial just had a better grasp of Dealer Supply’s requirements, needs, timing and goals. The bar was high because Dealers needed a city core location to best serve their customers, but also needed a large, consolidated warehouse or site in an area that is constrained by a lack of inventory for such larger requirements.

Moving out from the core, locations in north Portland, Milwaukie, Swan Island and more were reviewed, but interest kept coming back to a key site right off the Fremont Bridge on NW Yeon/Nicolai. After some give-and-take negotiations, this key 13 site was under contract at a discounted price and a 160,000 sf state-of-the-art building was being designed. All of this came together with Dealers moving into their facility in 2014.

The site selection and construction all had to be orchestrated with the marketing and sale of their existing facilities, to adhere to a tight timeline where they basically had to close on the sale of their building and move into their new HQ facility almost simultaneously.

“Todd went well beyond the role as broker, he became a trusted and client-focused consultant, always looking out for our interests. This was demonstrated by his taking the lead in setting up and following through in accomplishing a reverse exchange, which saved us considerable capital gains taxes. He was able to represent us expertly in the selling of our multiple existing properties in Southeast Portland to a very qualified cash buyer who had to meet our tight timing requirements” said Francis.

Dealers Central Eastside Properties were sold to vaunted investment and development company, HARSCH Investment in a quick close-all cash deal allowing Dealers the piece-of-mind and breathing room to move to their much more efficient new site in Northwest Portland.
